Suggest methods to calculate meaningful real estate stats
informationPut your suggestions for methods for calculating bubblepedia vacancy rates and clearance rates and other stats you are interested in from auditable sources eg. online realestate ads in here. A number of bubblepedia users have already started using the wiki to collate data from real estate advertisements. See MidweekAuctionResults_Sydney Unsold Inventory on Domain.com.au These pages have already been noticed by the technical guys at one of the major real estate advertising websites. They have contacted bubblepedia and have said that as other websites scraping their databases costs them lots of bandwidth, they would rather we just tell them what we want and they could give us a report each week or so. This is an exciting opportunity to see if a community project can come up with useful auditable statistics gleaned from public sources. Imagine if we could come up with a regular free report each month on the the proportion of all rental properties advertised to rent in each postcode using published methodology. It would be interesting to see how well those numbers correlate with the vacancy rates from other sources that do not publish their methods. If you have skills in web based database scraping please consider contributing to this project, even if it is just with your advice Eg.
1. available now rate: numerator = number of online ads for dwellings available immediately 2. available within a week rate: numerator = number of online ads for dwellings available in the next week (includes 1) The denominator for both should be the census number for total rental properties in the area - (Could include distortions like in docklands 20 000 units may have been built in the last eighteen months.)
